When deciding to sell your home, it is a very BIG DEAL and your real estate agent should act accordingly.  It doesn’t matter if you choose a first time agent or a professional who has been in the business for 30 years.  A rockstar agent SHOULD treat each home like it’s their first transaction because it may be the first for you.

That being said, you as the seller (or buyer), need to be responsible for what’s in your control…choosing your agent.  You shouldn’t just pick anyone.  If you were starting a new job, would you find it strange getting hired without an interview?  I know I would!  It’s all about mindset.  You need to think of yourself as the employer and it's your job to fill the position with the best suitable candidate.  The luxury of “being your own boss”, is you get to decide what criteria best suites you.  To give you a starting point: here are some questions you can ask.  In red are my answers :)

10 Questions to Ask Your Realtor

  • Do you sell real estate full time?  Yes

  • How many homes did you sell last year?  The average real estate agent sells 7-9 homes per year - Rochelle Johnson sold 52 homes in 2015.

  • Where do you rank in your office/community? Rochelle Johnson has been in the top 1% of our Keller Williams office out of 71 licensed Realtors.

  • What percentage of your accepted contracts close?  98.5%

  • What is your ratio of sales price to list price?  98.9%   

  • What is the average number of days your listings are on the market before selling?  Dakota County average is 38 days - Rochelle Johnson - 20 days on market.

  • How often will I hear from you? You will receive regular communication with market updates and to review the marketing reports.

  • Do you use a professional photographer?  Stager?  If so, who pays for it?  Yes.  This service is included for all our listings - paid for by Rochelle Johnson.

  • How many hours per day do you prospect to find a buyer for my home?  Three hours per day is spent prospecting for buyers.  

  • What is your policy on Open Houses?  We rotate through our listing inventory and hold open houses each weekend (if needed).  Our open houses are “events” which are heavily promoted.
